Back in 2013-2014, after my father’s death, my husband and I found ourselves being forced into finding a mortgage to buy out my mother’s share of our house. Since we were both self-employed for many years we were automatically disqualified from your typical mortgage sources. Needless to say this caused great distress! However, when we had been living in Santa Fe some years previous we had looked into buying a home there and I discovered a non-profit organization in town that specifically helped lower-income people purchase homes. We instead moved to Englewood CO to help with my aging parents, but I remembered that agency and thought there HAD to be something similar in the Denver Metro area, so I started researching and stumbled upon CRHDC!

I called and ended up speaking with a lovely woman named Ana, who explained how your agency worked. But, since we were looking to only pay for 1/3 of the appraised value of the home and not looking for a typical loan Ana said she would speak with her board and get back to me.

Luckily when she contacted me it was to inform us that even though we were outside the parameters for qualifying for your program your board decided we were a worthy cause and DID OK a mortgage loan based on our needs. We signed in 2014 and were finally able to breathe!

That action on your part literally saved us from being tossed out onto the street as well as avoiding a nasty lawsuit hovering behind the scenes (siblings). Not only did we qualify for the mortgage the process required to do so taught us a lot about managing our finances, creating viable savings programs for ourselves and keeping our credit ratings healthy.

Then when Covid-19 hit, you came to our rescue once again. Both my home business AND my husband’s work tanked and we found ourselves looking at the possibility of not meeting our payments without some difficulty. I called and spoke to one of the agents linked to our mortgage and we were able to work out a deferred-payment program for the next 6 months. While our incomes pretty much didn’t recover for the next year we were able to get sufficiently organized financially to resume the mortgage payments in time.

I cannot stress enough how much both of these actions saved us from losing our home. In 2022 I actually found another job, Ed’s employment managed to survive the pandemic so we were able to restart our savings programs and get ahead.

I want to close with this: All throughout our experience with CRHDC we both found everyone there very kind, very understanding and extremely helpful whenever we had questions. I HIGHLY recommend CRHDC to anybody who is in a lower-income bracket looking to purchase a home. I have recommended you to many people over the years and hopefully some of them found their way to your doors.

Wishing everybody at CRHDC great prosperity, healthy lives and loads of adventure in the future 🙂

Respectfully,

K. Shipman

Comepletely and utterly absent from the Montevista Tierra del sol estates. They need to improve drastically or else why have a HOA fee. Completely ridiculous if they are not willing to put the money back into the community. I have pictures over the last 8 months to prove so.
